Ladera Ranch is one of Orange County's most successful master-planned communities — a 4,000-acre development divided into nine distinct villages, each with its own character, architecture, and amenity set. Located in unincorporated South Orange County near the border of Mission Viejo and San Juan Capistrano, Ladera Ranch was developed primarily in the late 1990s and early 2000s and today is home to approximately 26,000 residents across a diverse mix of single-family homes, townhomes, and condominiums.

The community's amenity infrastructure is among the most extensive in South OC. Residents share access to a private water park (Terramor Aquatic Park), a skate park, 13 community pools, 18 parks, a dedicated dog park, a disc golf course, community gardens, and multiple clubhouses serving different villages. Over 17 miles of maintained hiking and biking trails connect the community's neighborhoods and link to broader South OC trail systems including connections toward Doheny State Beach.

Ladera Ranch is organized under the Ladera Ranch Maintenance Corporation (LARMAC), which governs the community's common spaces, architectural standards, and shared amenities. Individual villages also have sub-associations. Covenant Hills, the gated village within Ladera Ranch, adds an additional layer of security with 24-hour staffed access and is home to some of the community's most premium properties.

The community is served by Capistrano Unified School District. Schools are intentionally positioned within or adjacent to villages so that many homes are within walking distance. The Mercantile East and West shopping centers provide day-to-day retail within the community. The I-5 and Ortega Highway provide freeway access, and the 241 Toll Road is approximately 10 minutes away.
