Laguna Hills is a city of approximately 32,000 residents in the Saddleback Valley, bordered by Mission Viejo to the north, Aliso Viejo to the southwest, and Laguna Niguel to the south. Incorporated in 1991, Laguna Hills is a predominantly residential community with a mix of established single-family neighborhoods, condominium developments, and hillside properties — many offering valley and hills views from their elevated positions.

The city's housing stock was developed primarily in the 1970s through 1990s, giving it a mature, well-established character. Many of the city's neighborhoods have been through one or more renovation cycles, and remodeled and updated properties consistently command premiums over comparable original-condition homes.
